Criminal funny video

There is a big trend of criminal videos on TV and their availability on the Internet. Video criminals are very interesting to look for something new. These videos are usually a large piece of entertainment to see and the public a taste of life in prison.

There are examples of different types of funny videos punishment. For example, there is a famous video of a person in custody is to be collected fromPolice because of the car ride to while being drunk, which is defined as a felony. In the video, the officer asks the person to carry out some dance steps to see if the criminal has the right balance and coordination included. It is very funny to watch when the inmate and the officer to do the dance steps together.

In another video, there is a person who is charged DWI offense. The detainee is in fact a girlkicking and screaming revenge is strong. The cops try to take the girls under control and calm. It reacts to bind again, and finally. She behaves as if he was captured for a crime or a crime. Overall, the situation seems so funny sequel and it is a must for those who want to see fun and entertainment.

In general, there are a lot of police and detective stories, which have been a strange color. UsuallyThe case seems very simple, but the way people react to it makes the whole scenario very much fun to watch. I like very serious crimes, but for a much lighter mood. The humor of the situation by the simple fact that a criminal situation seems weird and funny to watch captured. The scenes are funny, not only from the history that they have to offer, but they are accompanied by background music and adapted screenplay, etc.

The fact that videos can be criminala funny funny news itself. An ordinary man, a crime together, police and prosecution authorities to sign, to create any serious consequences will be blamed, but still more than ever to create humorous situations.

Usually, it's nice to see both the police and the people to take things very easily, as if nothing serious has happened. In today's world scenarios in which chaos around it, and sad, funny videos watch as the criminals are really a reliefand something to talk about and discuss.

Real Estate-Re-Financing | Rapid Bankruptcy

Real Estate-Re-Financing??

Real Estate-Re-Financing??

Article by Dee Smith

Are You Considering Re-Financing?

Homeowners who are considering re-financing their home may have a wealth of options available to them. However, these same homeowners may find themselves feeling overwhelmed by this wealth of options. This process doesn?t have to be so difficult though. Homeowners can greatly assist themselves in the process by taking a few simple steps. First the homeowner should determine his refinancing goals. Next the homeowner should consult with a re-financing expert and finally the homeowner should be aware that re-financing is not always the best solution.

Determine Your Goals for Re-Financing

The first step in any re-financing process should be for the homeowner to determine his goals and why he is considering re-financing. There are many different answers to this question and none of the answers are necessarily right or wrong. The most important thing is that the homeowner is making a decision which helps him achieve his financial goals. While there are no right or wrong answer to why re-financing should be considered there are, however, certain reasons for re-financing which are very common. These reasons include:

* Reducing monthly mortgage payments* Consolidating existing debts* Reducing the amount of interest paid over the course of the loan* Repaying the loan quicker* Gaining equity quicker

Although the reasons listed above are not the only reason homeowners might consider re-financing, they are some of the most popular reasons. They are included in this article for the purpose of getting the reader thinking. The reader may find their mortgage re-financing strategy fits into one of the above goals or they may have a completely different reason for wanting to re-finance. The reason for wanting to re-finance is not as important as determining this reason. This is because a homeowner, or even a financial advisor, will have a difficult time determining the best re-financing option for a homeowner if he does not know the goals of the homeowner.

Consult with a Re-Financing Expert

Once a homeowner has figured out why they want to re-finance, the homeowner should consider meeting with a re-financing expert to determine the best refinancing strategy. This will likely be a strategy which is financially sound but is also still geared to meeting the needs of the homeowner.

Homeowners who feel as though they are particularly well versed in the subject of re-financing might consider skipping the option of consulting with a re-financing expert. However, this is not recommended because even the most educated homeowner may not be aware of the newest re-financing options being offered by lenders.

While not understanding all the options may not seem like a big deal, it can have a significant impact. Homeowners may not even be aware of mistakes they are making but they may here of friends who re-financed under similar conditions and receive more favorable terms. Hearing these scenarios can be quite disheartening for some homeowners especially if they could have saved considerably more while re-financing.

Consider Not Re-Financing as a Viable Option

Homeowners who are considering re-financing may realize the importance of evaluating a number of different re-financing options to determine which option is best but these same homeowners may not realize they should also carefully consider not re-financing as an option. This is often referred to as the ?do nothing? option because it refers to the conditions which will exist if the homeowner does not make a change in their mortgage situation.

For each re-financing option considered, the homeowner should determine the estimated monthly payment, amount of interest paid during the course of the loan, year in which the loan will be fully repaid and the amount of time the homeowner will have to remain in the home to recoup closing costs associated with re-financing. Homeowners should also determine these values for the current mortgage. This can be very helpful for comparison purposes. Homeowners can compare these results and often the best option is quite clear from these numeric calculations. However, if the analysis does not yield a clear cut answer, the homeowner may have to evaluate secondary characteristics to make the best possible decision.

Community Q: What is Your Odd Gaming Collectible Habit

Sep 26, 2011

Welcome to our weekly Community Q!

Once a week we flip the tables and listen to what you guys have to say . . . rather than sitting back and make you listen to us!

Every now and then, a game series or type of game comes along that captures your inner collectible funny bone, making you turn into some sort of obtuse hoarder that has to own everything to do with said item. For myself, I have an odd obsession with collecting all PC titles that have the Games for Windows LIVE system embedded in them. I am not sure why I have this obsession, but it has made me do some odd things like buying Batman Arkham Asylum Game of the Year Edition, even when I already owned the non-game of the year edition. Or finding myself on Steam this weekend picking up two wretchedly rated titles, Vancouver 2010: The Official Video Game of the Olympic Winter Games and Stormrise, if only to round out my GFW LIVE collection.

So what is your game collecting obsession? Don?t be shy as I have admitted to buying a Winter Olympics game that was released a year and a half ago just because it was on sale and contained the GFW LIVE system, so you will be hard pressed to fall deeper than that.

Healthy Weight Loss Tips | HEALTH TIPS FOR EVERYONE

"To Permanently Cure Your Yeast Infection, Eliminate Candida, And Regain Your Natural Inner Balance, Using A Unique 5-Step Method No One Else Will Tell You About... CLICK HERE > > > http://tinyurl.com/nil-yeast

Getting started with healthy weight loss While there is no ?one size fits all? solution to permanent healthy weight loss, the following guidelines are a great place to start: Think lifestyle change, not short-term diet. Permanent weight loss is not something that a ?quick-fix? diet can achieve. Instead, think about weight loss as a permanent lifestyle change?a commitment to your health for life. Various popular diets can help to jumpstart your weight loss, but permanent changes in your lifestyle and food choices are what will work in the long run. Find a cheering section. Social support means a lot. Programs like Jenny Craig and Weight Watchers use group support to impact weight loss and lifelong healthy eating. Seek out support?whether in the form of family, friends, or a support group?so that you can get the encouragement you need. Slow and steady wins the race. Aim to lose 1 to 2 pounds a week to ensure healthy weight loss. Losing weight too fast can take a toll on your mind and body, making you feel sluggish, drained, and sick. When you drop a lot of weight quickly, you?re actually losing mostly water and muscle, rather than fat. Set goals to keep you motivated. Short-term goals, like wanting to fit into a bikini for the summer, usually don?t work as well as goals like wanting to feel more confident or become healthier for your children?s sakes. When frustration and temptation strike, concentrate on the many benefits you will reap from being healthier and leaner. Use ?

U.S. men convicted in Iran as spies head home (Reuters)

MUSCAT (Reuters) ? Two U.S. citizens sentenced in Iran to eight years in jail for spying left for the United States on Saturday from Oman, where they had landed after being released by Iranian authorities.

Josh Fattal and Shane Bauer, who were arrested while hiking along the Iraq-Iran border in 2009 and denied being spies, flew to Oman two days ago, after officials there helped secure their release by posting bail of $1 million.

"I can't express our joy enough of being here in Oman after the experience we have been through. The joy will stay with us forever," Bauer told reporters at Muscat airport, before he and Fattal left Oman for the United States.

Iranian President Mahmoud Ahmadinejad agreed to their release last week, saying it was a humanitarian gesture before his annual trip to the U.N. General Assembly in New York.

Both were arrested in July 2009 near Iran's border with Iraq along with another American, Sarah Shourd. The trio, in their late 20s and early 30s, said they were hiking.

Shourd was released on $500,000 bail a year ago and allowed to fly home, but the two men were sentenced to eight years in prison last month after a trial held behind closed doors.

"Our gratitude to His Majesty Sultan Qaboos of Oman for his efforts that led to our release," Fattal said. "We would like to come back to Oman someday in happier circumstances."

Altitude and Boetsch?s power too much for Ring at UFC 135

Altitude and Boetsch?s power too much for Ring at UFC 135

Nick Ring tried to be elusive, but doing that for 15 minutes fighting in the Denver altitude is a major task. Tim Boetsch waited for Ring to slow down in the latter rounds and when he got his hands on him, he beat up him on the ground to win over the judges in a unanimous decision victory, 29-28, 29-28 and 30-27.

Ring, a former cast member on Season 11 of "The Ultimate Fighter," was unbeaten coming into the fight. Boetsch (14-4, 5-3 UFC) looks like a new fighter down at middleweight. He had moderate success at light heavyweight, but the weight cut has allowed him to really play up his inside power in striking and clinch situations.

Ring (12-1, 2-1 UFC) allowed Boetsch to get his hands on him way too much in the second and third rounds. The thickly-muscled former college wrestler dropped Ring to his knees with right hand. Ring rose quickly and tried to survive in the clinch. He threw some knees and he one of them. Boetsch slammed him down and eventually got into position to slap on a guillotine choke. Ring avoided a finish, but he was getting tired.

Boetsch's dirty boxing took a further toll and Ring hit the mat again at the end of the second. Boetsch nearly finished Ring with a nasty kimura, but ran of out time. It was more of the same in the third. Boetsch executed a beautiful throw in the final 90 seconds of the fight and roughing up Ring throughout the third. He sent Ring flipping into air and landed on top of him to knock the wind out of the Canadian.

It was all about the gameplan for Boetsch.

"I was trying to land one big punch in that first round and that doesn't work in the UFC," said Boetsch.

Between the first and second rounds, his corner urged him to get back to what they had talked about before the fight. Boetsch did so and it led to a solid win.

Six Million Dollars of Venture Capital for 12-slide PowerPoint

The $6 million PowerPoint presentation

21st Century entrepreneurs and business owners are writing smaller business plans but doing more business planning. Verbs are becoming more important than nouns.

The founder of a new company recently received $6 million venture capital without providing investors the traditional 40-page business plan document. She instead used a 12-slide PowerPoint to communicate the case for her venture followed by a Q&A where she very capably answered all of the investor?s questions to their satisfaction. PowerPoint Presentation

She had no plan (noun), but she had done the planning (verb).

Rhonda Abrams, who shared this story with me, has sold more than a million books on business planning. On September 7, 2011, she shared what has and has not changed in business planning.

What has changed?

Rhonda said, ?Writing is no longer as important as the planning process and activities.? Very few people take time to read a 35-page business plan. Instead, they read the 1-page executive summary.

What has stayed the same?

  1. Investors expect in-depth preparation by the business leader, e.g., what is your niche, who is your customer, how big is the market, what is the make-up of the management team? Leaders must know their stuff, inside and out.
  2. Business leaders must have financial acumen. They must be able to explain Financial projections for their P&L, Balance Sheet and Cash Flow report. Numbers are how we keep score.
  3. SWOT analysis ? strengths, weaknesses, opportunities and threats is still neede
    d. Plans must include inside and outside perspectives about the organization.

What?s new?

  1. Feasibility analysis is something new in Rhonda?s books. Do a feasibility analysis BEFORE developing a business plan. TMAC calls this step ?Fail Fast, Fail Cheap, Get Smart?.
  2. Think globally. The internet now makes it much easier for a manufacturer to sell product internationally. TMAC and Small? Business Development Centers have specialist who help American companies import and export product.
  3. Do more marketing and less sales. Peter Drucker said ?Salesmen are a crutch for a poor marketing plan.? Every company should be using social media to market their products and services.
  4. Be socially responsible. B Corporations are replacing LLC?s and C-corps. B-Corps focus on the Triple-Bottom Line of People, Profit and Planet. For info go to www.BCorporation.net .
  5. Faster business plan presentations are best practice. No more than 12 critical slides and expectations of 5-year or less ROI?s for projects and investments.

What improvements have you implemented to your organization?s business planning process?

Ghosts, Aliens, Quantum Gravity, Extra Dimensions, Sci Fi--and the Rules of Science

Image: HarperCollins Publishers

Among the many reasons I chose to pursue physics was the desire to do something that would have a permanent impact. If I was going to invest so much time, energy and commitment, I wanted it to be for something with a claim to longevity and truth. Like most people, I thought of scientific advances as ideas that stand the test of time.

My friend Anna Christina B?chmann studied English in college whereas I majored in physics. Ironically, she studied literature for the same reason that drew me to math and science. She loved the way an insight?ful story lasts for centuries. When discussing Henry Fielding?s novel Tom Jones with her many years later, I learned that the edition I had read and thoroughly enjoyed was the one she helped annotate when she was in graduate school.

Tom Jones was originally published 250 years ago, yet its themes and wit res?onate to this day. During my first visit to Japan, I read the far older Tale of Genji and marveled at its characters? immediacy, too, despite the thousand years that have elapsed since Murasaki Shikibu wrote about them. Homer created the Odyssey roughly 2,000 years earlier than Genji. Not?withstanding its very different age and context, we continue to relish the tale of Odysseus?s journey and its timeless descriptions of human nature.

Scientists rarely read such old?let alone ancient?scientific texts. We usually leave that to historians and literary critics. We nonetheless apply the knowledge that has been acquired over time, whether from Newton in the 17th century or Copernicus more than 100 years earlier still. We might neglect the books themselves, but we are careful to preserve the important ideas they may contain.

Science certainly is not the static statement of universal laws we all hear about in elementary school. Nor is it a set of arbitrary rules. Science is an evolving body of knowledge. Many of the ideas we are currently in?vestigating will prove to be wrong or incomplete. Scientific descriptions certainly change as we cross the boundaries that circumscribe what we know and venture into more remote territory where we can glimpse hints of the deeper truths beyond.

The paradox scientists have to contend with is that, while aiming for permanence, we often investigate ideas that experimental data or bet?ter understanding will force us to modify or discard. The sound core of knowledge that has been tested and relied on is always surrounded by an amorphous boundary of uncertainties that are the domain of current research. The ideas and suggestions that excite us today will soon be forgotten if they are invalidated by more persuasive or comprehensive experimental work tomorrow.

When the 2008 Republican presidential candidate Mike Huckabee sided with religion over science?in part because scientific ?beliefs? change whereas Christians take as their authority an eternal, unchang?ing God?he was not entirely misguided, at least in his characterization. The universe evolves and so does our scientific knowledge of it. Over time, scientists peel away layers of reality to expose what lies beneath the surface. We broaden and enrich our understanding as we probe in?creasingly remote scales. Knowledge advances and the unexplored region recedes when we reach these difficult-to-access distances. Scientific ?be?liefs? then evolve in accordance with our expanded knowledge.

Nonetheless, even when improved technology makes a broader range of observations possible, we don?t necessarily just abandon the theories that made successful predictions for the distances and energies, or speeds and densities, that were accessible in the past. Scientific theories grow and expand to absorb increased knowledge, while retaining the reliable parts of ideas that came before. Science thereby incorporates old established knowledge into the more comprehensive picture that emerges from a broader range of experimental and theoretical observations. Such changes don?t necessarily mean the old rules are wrong, but they can mean, for ex?ample, that those rules no longer apply on smaller scales where new com?ponents have been revealed. Knowledge can thereby embrace old ideas yet expand over time, even though very likely more will always remain to be explored. Just as travel can be compelling?even if you will never visit every place on the planet (never mind the cosmos)?increasing our understanding of matter and of the universe enriches our existence. The remaining unknowns serve to inspire further investigations.

My own research field of particle physics investigates increasingly smaller distances in order to study successively tinier components of matter. Current experimental and theoretical research attempt to expose what matter conceals?that which is embedded ever deeper inside. But despite the often-heard analogy, matter is not simply like a Russian ma?tryoshka doll, with similar elements replicated at successively smaller scales. What makes investigating increasingly minuscule distances inter?esting is that the rules can change as we reach new domains. New forces and interactions might appear at those scales whose impact was too tiny to detect at the larger distances previously investigated.

The notion of scale, which tells physicists the range of sizes or ener?gies that are relevant for any particular investigation, is critical to the understanding of scientific progress?as well as to many other aspects of the world around us. By partitioning the universe into different com?prehensible sizes, we learn that the laws of physics that work best aren?t necessarily the same for all processes. We have to relate concepts that apply better on one scale to those more useful at another. Categorizing in this way lets us incorporate everything we know into a consistent picture while allowing for radical changes in descriptions at different lengths.

Partitioning by scale?whichever scale is relevant?helps clarify our thinking?both scientific and otherwise?and why the subtle properties of the building blocks of matter are so hard to notice at the distances we encounter in our everyday lives. In doing so, we can also elaborate on the meaning of ?right? and ?wrong? in science, and why even apparently radical discoveries don?t necessarily force dramatic changes on the scales with which we are already familiar.

It?s Impossible
People too often confuse evolving scientific knowledge with no knowl?edge at all and mistake a situation in which we are discovering new phys?ical laws with a total absence of reliable rules. A conversation with the screenwriter Scott Derrickson during a recent visit to California helped me to crystallize the origin of some of these misunderstandings. At the time, Scott was working on a couple of movie scripts that proposed po?tential connections between science and phenomena that he suspected scientists would probably dismiss as supernatural. Eager to avoid major solecisms, Scott wanted to do scientific justice to his imaginative story ideas by having them scrutinized by a physicist?namely me. So we met for lunch at an outdoor caf? in order to share our thoughts along with the pleasures of a sunny Los Angeles afternoon.

Knowing that screenwriters often misrepresent science, Scott wanted his particular ghost and time-travel stories to be written with a reason?able amount of scientic credibility. The particular challenge that he as a screenwriter faced was his need to present his audience not just with interesting new phenomena, but also with ones that would translate ef?fectively to a movie screen. Although not trained in science, Scott was quick and receptive to new ideas. So I explained to him why, despite the ingenuity and entertainment value of some of his story lines, the con?straints of physics made them scientifically untenable.

Scott responded that scientists have often thought certain phenom?ena impossible that later turned out to be true. ?Didn?t scientists for?merly disbelieve what relativity now tells us?? ?Who would have thought randomness played any role in fundamental physical laws?? Despite his great respect for science, Scott still wondered if?given its evolving nature?scientists aren?t sometimes wrong about the implications and limitations of their discoveries.

Some critics go even further, asserting that although scientists can predict a great deal, the reliability of those predictions is invariably sus?pect. Skeptics insist, notwithstanding scientific evidence, that there could always be a catch or a loophole. Perhaps people could come back from the dead or at the very least enter a portal into the Middle Ages or into Middle-earth. These doubters simply don?t trust the claims of sci?ence that a thing is definitively impossible.

Despite the wisdom of keeping an open mind and recogniz?ing that new discoveries await, however, a deep fallacy is buried in this logic. The problem becomes clear when we dissect the meaning of such statements as those above and, in particular, apply the notion of scale. These ques?tions ignore the fact that although there will always exist unexplored distance or energy ranges where the laws of physics might change, we know the laws of physics on human scales extremely well. We have had ample opportunity to test these laws over the centuries.

When I met the choreographer Elizabeth Streb at the Whitney Mu?seum, where we both spoke on a panel on the topic of creativity, she, too, underestimated the robustness of scientific knowledge on human scales. Elizabeth posed a similar question to those Scott had asked: ?Could the tiny dimensions proposed by physicists and curled up to an unimaginably small size nonetheless affect the motion of our bodies??

Her work is wonderful, and her inquiries into the basic assumptions about dance and movement are fascinating. But the reason we cannot determine whether new dimensions exist, or what their role would be even if they did, is that they are too small or too warped for us to be able to detect. By that I mean that we haven?t yet identified their influence on any quantity that we have so far observed, even with extremely detailed measurements. Only if the consequences of extra dimensions for physi?cal phenomena were vastly bigger could they discernibly influence any?one?s motion. And if they did have such a significant impact, we would already have observed their effects. We therefore know that the funda?mentals of choreography won?t change even when our understanding of quantum gravity improves. Its effects are far too suppressed relative to anything perceptible on a human scale.

When scientists have turned out to be wrong in the past, it was often because they hadn?t yet explored very tiny or very large distances or ex?tremely high energies or speeds. That didn?t mean that, like Luddites, they had closed their minds to the possibility of progress. It meant only that they trusted their most up-to-date mathematical descriptions of the world and their successful predictions of then-observable objects and behaviors. Phenomena they thought were impossible could and sometimes did occur at distances or speeds these scientists had never before experienced?or tested. But of course they couldn?t yet have known about new ideas and theories that would ultimately prevail in the regimes of those tiny dis?tances or enormous energies with which they were not yet familiar.

When scientists say we know something, we mean only that we have certain ideas and theories whose predictions have been well tested over a certain range of distances or energies . These ideas and theories are not nec?essarily the eternal laws for the ages or the most fundamental of physical laws. They are rules that apply as well as any experiment could possibly test, over the range of parameters available to current technology. This doesn?t mean that these laws will never be overtaken by new ones. New?ton?s laws are instrumental and correct, but they cease to apply at or near the speed of light where Einstein?s theory applies. Newton?s laws are at the same time both correct and incomplete. They apply over a limited domain.

The more advanced knowledge that we gain through better mea?surements really is an improvement that illuminates new and different underlying concepts. We now know about many phenomena that the ancients could not have derived or discovered with their more limited ob?servational techniques. So Scott was right that sometimes scientists have been wrong?thinking phenomena impossible that in the end turned out to be perfectly true. But this doesn?t mean there are no rules. Ghosts and time-travelers won?t appear in our houses, and alien creatures won?t suddenly emerge from our walls. Extra dimensions of space might exist, but they would have to be tiny or warped or otherwise currently hidden from view in order for us to explain why they have not yet yielded any noticeable evidence of their existence.

Exotic phenomena might indeed occur. But such phenomena will happen only at difficult-to-observe scales that are increasingly far from our intuitive understanding and our usual perceptions. If they will always remain inaccessible, they are not so interesting to scientists. And they are less interesting to fiction writers, too, if they won?t have any ob?servable impact

Weird things are possible, but the ones non-physicists are understand?ably most interested in are the ones we can observe. As Steven Spielberg pointed out in a discussion about a science fiction movie he was consid?ering, a strange world that can?t be presented on a movie screen?and which the characters in a film would never experience?is not so inter?esting to a viewer. Only a new world that we can access and be aware of could be. Even though both require imagination, abstract ideas and fiction are different and have different goals. Scientific ideas might apply to regimes that are too remote to be of interest to a film, or to our daily observations, but they are nonetheless essential to our description of the physical world.

Useful Home Improvement Tips That Are Environmentally Friendly

This article has been viewed 6 times.

When people try to carry out improvements to their homes they attempt to use methods that are good for the environment. Aside from being gentler on the planet, this way of thinking can also help you reduce your energy bills and make you more inclined to recycle rather than buy everything new. In the following article you will read about some green tips that you can apply in your home to make it better.

Some of the largest items in your home are also the ones that use up the most power, and if you?re planning on making some changes you may want to think about replacing these if it?s appropriate. The biggest electricity guzzling appliances are your dryer, washing machine and fridge. Replacing your older appliances for newer ones is wise because the latest ones are energy efficient. When buying a new fridge you want to get one that doesn?t have lots of extra features because they will simply add to the amount of energy it uses. In regards to washing machines and tumble dryers, your best bet is to buy a combo unit because they don?t use up too much space and they don?t use as much energy. Your energy costs will go down and you will have more space as well. Although windows could be used for decoration and to give light in your house, they are also great for keeping the heat inside and for insulation. Actually, the kind of window you own can play a large part regarding the bills you have for heating your home. It is possible to make your home much more energy efficient by obtaining double or triple paned windows. You could lower your heat loss by up to half if you coat your windows with Low-E (low emissivity) coating. Although it is expensive in the beginning to replace your existing windows with ones that are more energy efficient, this will save you money over time. It will also make you more comfortable in the winter.

You can make green home improvements in every room of your house, including your bedroom. For instance, the mattress you sleep on can be made from materials like organic latex, a natural material. Likewise, chemically free bedding can be a choice. A harmful chemical to the environment is formaldehyde and numerous typical bed materials contain it. People who are sensitive may notice that they sleep better when their mattress and bedding are all natural. Environmentally friendly preferences can be the healthiest for your family and yourself. Certainly everything from the walls in your bedroom to the carpets can be made green.

You?ll soon realize that making green choices when improving your home isn?t as hard as it first seemed. You?ll actually be much better off and things will be easier because you?ll be more independent and you?ll save money. Sometimes, however, as with insulation or solar panels, you do have to pay an upfront cost to reap these advantages. Eco-friendly choices, however, will pay off for you in the long run.

Common Problems in Commercial or Retail Property Management ...

by

When you work in commercial or retail property management, the handover process adopted when taking on a new property management is critical to the end result. Preparation is the key to effective property management handover. As the property manager, the success of handover is entirely in your hands.

When other agents are losing a management they will generally give you the briefest of detail in the handover. In other words, if you do not ask specific questions and chase specific information, you will not get it. This leads to all of the problems below plus more.

So often the handover is poorly processed and the end result brings real problems to you as the property manager such as:

Errors in lease documentation
Arrears shortfalls
Incorrect invoicing of tenants
Loss of outgoings
Loss of property history
Loss of as built drawings and tenancy plans
An angry landlord
Lost property history
Poor tenant communication
Loss of rent and other income incidentals
Lost lease documentation, titles, agreements, and licences
Lacking incentive detail for current tenants
Disruption to property maintenance
Poor property performance

If you are taking the property over from another property manager in another agency, rarely will cooperation feature in the process; mostly they just want to move on and away from the property as quickly as possible. To compensate and fix the problem it is best for you to use a complex checklist that covers the property type and the property location.

Any property managers that attempts to do a handover without a checklist are leaving themselves open to liability and future problems.

Here are a few ideas to get you started on a property handover checklist for yourself and your clients. You can and should add to this list given your location and property speciality.

Tenant contact detail
Tenancy schedule (check its accuracy)
Incentive detail
Bank guarantees and other bonds or rent securities
Lease detail
Plans of the property
Plans of the tenancy areas
Plans of the building (as built drawings are critical)
Income records currently and historically
Current tenant communications on outstanding issues
Arrears status report
Expenditure budgets and plans
Income and expenditure history over the last few years (ideally 3 or more years)
Energy consumption details and ratings
Environmental matters and orders
Heritage matters and orders
Building code compliances
Occupancy certificates for the building
Landlord reports and formats
Lease expiry profiles
Maintenance plans and records
Maintenance budgets
Tenancy mix plans and strategies
Property zoning orders, notices, and obligations
Essential services reports and compliances
Safety matters including Workplace Health and Safety

So this list covers some of the main issues to ask questions about in a property management handover. There are other things you can add and should do so as you refine the list to different property types and locations.

The more detailed you are in the procedure the easier your job will become. Protect yourself and your landlord by adopting a thorough and comprehensive handover process. Leave no stone unturned.

Breast milk antibody fights HIV but needs boost, study finds

ScienceDaily (Sep. 19, 2011) ? Breast milk antibody both neutralizes human immunodeficiency virus (HIV) and kills HIV-infected cells, according to a paper in the September 2011 issue of the Journal of Virology.

"This finding indicates that enhancement of these responses through vaccination could help reduce HIV transmission via breastfeeding," says corresponding author Sallie Permar of Duke University, Durham, NC. While HIV-specific antibodies have been identified in breast milk, this is the first study to investigate the virus-blocking functions of these antibodies.

Nonetheless, the statistics indicate that breast milk antibodies are doing an incomplete job of protecting babies from HIV transmission. Nearly half of the 350,000 new infant HIV infections occurring annually are transmitted via breast milk. Permar's study provides perspective: it shows that the magnitude of anti-HIV responses in breast milk is low compared to those in plasma.

Thus, the need to enhance that response. Fortunately, the study's results suggest that current systemic HIV vaccine candidates may be effective in enhancing anti-HIV functions of breast milk antibody, and reducing postnatal HIV transmission. Permar et al. found that breast milk antibody's activity against HIV and HIV-infected cells is mediated by IgG antibodies that originate in the blood stream, rather than IgA antibodies, which are produced in the mammary gland.

The alternative to immunologic intervention, formula feeding, "is not a viable option for reducing this mode of transmission in resource poor areas with high HIV prevalence, as it is associated with high infant mortality from diarrhea and respiratory illnesses," says Permar. "While maternal and/or infant antiretroviral prophylaxis during the period of breastfeeding is effective in reducing infant transmission, HIV transmission continues to occur in the setting of optimal prophylaxis and the effects of this long-term prophylaxis on infant growth and development are not known. Moreover, long-term prophylaxis is a challenge for resource poor areas." But a maternal or infant vaccine would be ideal for eliminating post-natal HIV transmission, she says.

ScienceDaily (Sep. 14, 2011) ? Physicists from Ume? University (Sweden) and Finland have found an efficient way to synthesize graphene nanoribbons directly inside of single-walled carbon nanotubes.

The result was recently published in the journal Nano Letters.

Graphene, a one atom thin flake of plain carbon, has a wide range of unusual and highly interesting properties. As a conductor of electricity it performs as well as copper. As a conductor of heat it outperforms all other known materials. There are possibilities to achieve strong variations of the graphene properties by making graphene in the form of belts with various widths, so called nanoribbons. These nanoribbons are now the real focus of attention in physics and an extremely promising material for electronics, solar cells and many other things. However, it is has not been easy to make such ribbons.

Associate professor Alexandr Talyzin and his research group at the Department of Physics, Ume? University, have together with colleagues from Professor Esko Kauppinen?s group, Aalto University in Finland, discovered a way to use the hollow space inside carbon nanotubes as a one-dimensional chemical reactor to make encapsulated graphene. An intriguing property of this space is that chemical reactions occur differently here compared to under bulk three-dimensional conditions.

"We used coronene and perylene, which are large organic molecules, as building blocks to produce long and narrow graphene nanoribbons inside the tubes. The idea of using these molecules as building blocks for graphene synthesis was based on our previous study," says Talyzin.

This study revealed that coronene molecules can react with each other at certain conditions to form dimers, trimers and longer molecules in a bulk powder form. The result suggested that coronene molecules can possibly be used for synthesis of graphene but need to be somehow aligned in one plane for the required reaction. The inner space of single-walled carbon nanotubes seemed to be an ideal place to force molecules into the edge-to-edge geometry required for the polymerization reaction.

In the new study, the researchers show that this is possible. When the first samples were observed by electron microscopy by Ilya Anoshkin at Aalto University, exciting results were revealed: all nanotubes were filled inside with graphene nanoribbons.

"The success of the experiments also depended a lot on the choice of nanotubes. Nanotubes of suitable diameter and in high quality were provided by our co-authors from Aalto University," says Talyzin.

Later the researchers found that the shape of encapsulated graphene nanoribbons can be modified by using different kinds of aromatic hydrocarbons. The properties of nanoribbons are very different depending on their shape and width. For example, nanoribbons can be either metallic or semiconducting depending on their width and type. Interestingly, carbon nanotubes can also be metallic, semiconducting (depending on their diameter) or insulating when chemically modified.

"This creates an enormous potential for a wide range of applications. We can prepare hybrids that combine graphene and nanotubes in all possible combinations in the future," says Talyzin.

For example, metallic nanoribbons inside insulating nanotubes are very thin insulated wires. They might be used directly inside carbon nanotubes to produce light thus making nano-lamps. Semiconducting nanoribbons can possibly be used for transistors or solar cell applications and metallic-metallic combination is in fact a new kind of coaxial nano-cable, macroscopic cables of this kind are used e.g. for transmitting radio signals.

The new method of hybrid synthesis is very simple, easily scalable and allows obtaining almost 100 percent filling of tubes with nanoribbons. The theoretical simulations, performed by Arkady Krasheninnikov in Finland, also show that the graphene nanoribbons keep their unique properties inside the nanotubes while protected from the environment by encapsulation and aligned within bundles of single-walled nanotubes.

"The new material seems very promising, but we have a lot of inter-disciplinary work ahead of us in the field of physics and chemistry. To synthesize the material is just a beginning. Now we want to learn its electric, magnetic and chemical properties and how to use the hybrids for practical applications," says Talyzin.
